Back in the mid 2000s this No Money Down Purchasing was a widespread strategy. You would find a motivated seller who needed to get rid of their property quickly. For these sellers the speed and certainty of the sale was more important than selling their property at the full market value.
You would buy the property at a big discount off the true market value, using cash from a bridging company, and then re-mortgage the same day with Mortgage Express to repay the bridging finance, and be left with a property with equity and none of your money left in.
This was dependent upon the ability to borrow 100% of the purchase price from a Bridger and then to refinance same day you purchase.
During the Financial Global Crisis in 2008, the same day re-mortgaging was no longer available, and the Council of Mortgage Lenders recommended that Mortgage companies wait 6 months after purchase before allowing re-mortgages. This meant that for the past 18 years, it has not been possible to use this No Money Down Purchasing Strategy.
