2026 marks the most significant upheaval in the PRS in nearly 40 years, driven largely by the Renters’ Rights Act (RRA) and broader market pressures. Issues include the following ...

  • 1st May 2026)Section 21 ‘no‑fault’ evictions abolished. Landlords must use Section 8 grounds with evidence
  • All tenancies convert to rolling periodic tenancies, ending fixed terms overnight
  • Rental bidding, “No DSS”, and “No children” bans take effect, with fines for breaches
  • New rules for rent increases, pet requests, and mandatory written tenancy information apply will apply
  • Rising interest rates increasing mortgage costs, squeezing buy-to-let profits
  • Tighter regulation with stricter energy efficiency and property standards under EPC and Renters’ Reform proposals
  • Tax pressures from reduced allowances and higher capital gains liabilities.Tenant demand shifts towards flexible, high-quality rentals and cost-of-living concerns
  • Compliance risk with evolving licensing requirements and potential rent controls in some areas
  • Market uncertainty from fluctuating house prices and regional rental market disparities

Host Russell Quirk welcomes an esteemed panel will cover all these issues and share their insights with you plus take your questions from the floor. This is a session not to be missed!

Speaker Profiles

Russell Quirk

Co-Founder | ProperPR & Housing Market Commentator

Russell Quirk is well known in the property industry as both an estate agency boss and PR guru.

He’s been round the block a few times having run traditional and online businesses in the sector for over 25 years and is infamous for his opinionated and straight-talking stance on anything and everything property. He takes no prisoners.

He’s a regular pundit on housing matters for Talk TV, LBC and the BBC and is a founder panellist for TalkRADIO’s 'Plank of the Week’ on YouTube, a wry critique of media types that "are just asking to have fun poked at them", says Russell.

Richard Jackson

Founder | Alphaletz

Alphaletz was an idea Richard Jackson had been working on for a number of years and finally decided to turn it into a product in 2019. As a landlord himself, he was unable to find a software solution on the market, so Alphaletz was founded!

Boasting extensive experience in running and building small and large teams both in channel and major end user accounts, to grow and scale businesses specifically in software and services, he is a former CEO/VP of Sales with proven track record and experience in both start-ups and major corporations running businesses and working for major US vendors.

James Crickmore

Vice Chair & General Manager | Eastern Landlords Association

In addition to his ELA role James is a self‑managing rental portfolio owner, giving him both strategic and hands‑on experience of the Private Rented Sector. James leads ELA’s engagement with local authorities and policymakers and has been directly involved in negotiations around selective licensing and regulatory implementation. Most notably, ELA’s recent engagement with Great Yarmouth Borough Council on selective licensing resulted in multiple concessions on behalf of landlords, including a reduction in licence costs, fewer inspections, and the introduction of staggered payment options — demonstrating how structured, evidence‑led engagement can deliver tangible outcomes for landlords. He is known for delivering plain‑English, practical insight, cutting through complexity to help landlords navigate an increasingly regulated sector — often with a touch of humour.

Megan Eighteen

Megan Eighteen is a UK property professional with 17+ years’ experience across residential sales and lettings. She is Head of Development at Home Finders in Swindon, an award-winning lettings and estate agency, where she leads strategic growth, standards and innovation. Megan currently serves as President of ARLA Propertymark, the UK’s leading professional body for letting agents, playing an active role in shaping industry standards and engaging with policymakers and decision-makers at Westminster. She holds Level 4 Propertymark qualifications in both residential sales and lettings, the highest regulated industry credentials, and is a Fellow of ARLA and NAEA Propertymark (FARLA, FNAEA), reflecting her long-standing contribution to professional practice. Alongside her operational role, Megan is a recognised industry voice and content creator, sharing practical insight through @lettingsinanutshell and speaking regularly on ethical practice, leadership, and innovation in the property sector.

Paul Shamplina (abridged)

Paul Shamplina is widely regarded as one of the UK's leading authorities on landlord and tenant issues. With over 30 years' experience in the legal field, Paul has helped thousands of landlords resolve disputes with problem tenants, drawing on his background as a clerk, private investigator, debt collector and certified bailiff.

In 1999, Paul founded Landlord Action, pioneering fixed-fee property recovery and tenant eviction services across England and Wales. His pragmatic, no-nonsense approach has earned him the nickname "The Landlord’s Friend," and he has co-authored two books with property expert Kate Faulkner, offering essential advice for landlords navigating the rental sector.  A charismatic and down-to-earth Londoner, Paul has become a familiar face on television and voice on national radio.
