Want to stay as safe as you can when investing in UK property?

There are tools of the trade and ways to apply them, that help you do just that.

These tools have become ever more important over the last few years, with some buyers investing from afar and unable to conduct site visits because of Covid restrictions. There are some basic principles that can help investors, but they are not always commonly applied, either because we are uncomfortable checking some of the facts or because we might not know how.

Either way, the better-informed you are the better the outcome for you and your investments. Conducting Due Diligence or doing your research is key to getting this right.

This panel Q&A session will be of use to you UK-based investors and distance investors in the UK alike.

Speaker Profiles

Paul Shamplina

Paul Shamplina has spent over 30 years in the legal field helping landlords with problem tenants, with previous experience working as a clerk, private investigator, debt collector and certified bailiff. In 1999, he set up Landlord Action to put this expertise to good use, specialising in fixed-fee property recovery and tenant eviction in England and Wales.  He has acquired a reputation as “The Landlord’s Friend” having co-written two books with fellow property expert, Kate Faulkner, to help landlords manage their properties.

A down to earth Londoner, Paul travels the country speaking, giving advice and carrying out regular seminars to landlords and letting agents - and regularly appears in the national press, radio and television.  He has appeared in numerous productions including: BBC’s Breakfast, The One Show, ITV’s Tenants From Hell and Channel 4 News. Most recently, Paul and his team at Landlord Action starred in Channel Five’s hit series ‘Nightmare Tenants, Slum Landlords’ (2015 - 2022). Paul has also co-hosted the ‘The Property Hour’ with Clive Bull on LBC Radio, and regularly contributes his expert guidance on BBC Radio London's Drivetime.

Paul has featured in The Times, Daily Telegraph, Independent, Guardian and Daily Mail, as well as numerous other titles, offering expert advice and highlighting the plights and success stories within his field.  Reported success stories include Paul’s recovery of £90,000 rent arrears in a single case and seeing notorious serial subletting scammer, Rose Chimuka, brought to justice.

Louise Reynolds

Louise Reynolds is a Surrey-based investor, developer and landlord since 2007, with investment property in the UK and Poland.

She has an Award-winning business Property Venture® which helps distance, or out-of-area investors, especially expats, invest in UK property so that they can carry on their full-time profession alongside property investing.

Louise brings over two decades’ worth of marketing, sales and business experience to her property business. She regularly draws on these skills to negotiate and do deals. She brings some of the Due Diligence tools and techniques from her Management Consultancy days to mitigate risk in her property business.

Doing the property detective work is at the core of what she does, whether on her own behalf or for helping expat clients or distance investors.

Patricia Ogunfeibo

Patricia Ogunfeibo is a non-practicing solicitor who first became a landlord in 1986. 

She is passionate about property, 'sharing' in podcasts and on Clubhouse, 'training' in the Workshops, and 'hand-holding' to success through mentoring. 

Hayley Andrews
